We are proud to announce that we have won the international competition for the rehabilitation of a 12,000 m² building located Avenue des Champs-Élysées.
A mixed program combining many uses such as shops, food market and offices will revitalize the whole iconic address.
Located in the immediate vicinity of the Champs Elysées traffic circle, at the eastern end of the Champs-Élysées shopping area, the project is part of the ongoing reflections on the renewal of the Champs-Élysées avenue.
The real estate complex to be restructured extends from 24-26-28 avenue des Champs-Élysées to 17-19-21 rue de Ponthieu and is developed around an interior gallery. The perimeter of the site is listed as a historic monument.The requalification of this historic complex, motivated by the Comité des commerçants des Champs-Élysées and the City of Paris, is based on the use of vegetation, pedestrian comfort and new forms of mobility. The program of the future site will mix offices, shops, food & beverage, housing and Cinaspic around an interior street linking the Champs-Élysées to the rue de Ponthieu.
From the first project to the completion of the work, the real estate complex is the result of multiple reflections spread over almost twenty years, from 1963 to 1981. After a first project in 1963, André Wogenscky took over in 1964. In 1976, he called on the architect Jean Dubuisson to take over the project.
The architectural approach retained by the architect Franklin Azzi to ensure the insertion of the project in its environment is based on two main ideas:
- Fair and reasonable rehabilitation of the facades by highlighting the structural framework of the project of Wogenscky and Dubuisson. The stone material is retained but its implementation is completely replaced. The stapled stone facings are replaced by a natural stone façade. The bays are greatly enlarged.
- Enhancement of a masterly entrance on the Avenue des Champs-Élysées. This entrance participates in the extension of the public space by a rectilinear interior street crossing the block and offers visual perspectives.
