Foundation stone, Messager construction site, Paris
Messager will represent 10,700 m² of gross floor area dedicated to fully reversible tertiary use that can be converted into residential units, including a ground-floor retail space and an urban logistics area. Low-carbon, it employs noble, bio-based materials such as stone and wood for its structure and façades. It opens its block to an inner garden and offers highly flexible workspaces as well as large, vegetated roof terraces for future users.
Messager is a demonstration of our "Building of Tomorrow" standard, featuring 87 kg/m² of bio-based materials—three times higher than the highest standard of the "Bio-based Building" label; a bioclimatic design that limits air conditioning usage; support for eco-friendly mobility with 240 bicycle parking spaces; energy efficiency with 10% of the building's electricity consumption generated by photovoltaic panels; enhanced biodiversity, with 95% of workspaces having a direct view of nature; and a requirement for construction companies to use reclaimed equipment and materials.
